The beginning is missing and the sound fades in and out.

Not a professional reading of House of Leaves (one was never recorded). Not even the full audio from the YouTube channel it was taken off of. That YouTuber only released a truncated reading, with other chapters behind a Patreon paywall.
As has been mentioned, this book is non-linear and half the fun is exploring the footnotes and subsections, with the text itself changing form, so who knows if it can be accurately conveyed in an audio format.
